What is coming

The Private Rented Sector Database is England’s national landlord register, created by the Renters’ Rights Act ↗. Registration becomes mandatory region by region, expected from late 2026, with dates announced per region. When yours opens, you register the properties you let, and the registration rests on your compliance paperwork being in order.

Why prepare before your date is announced

Everything the database is expected to ask for is something you should hold already. Landlords who treat the announcement as the starting gun will spend the notice period chasing engineers and digging through drawers. Landlords who file as they go will register in minutes.

The gathering list

Per property, laid out so you can lay hands on each item today:

• Gas safety certificate (CP12), current, renewed every 12 months.
• Electrical report (EICR), less than 5 years old.
• EPC, valid and rated E or above unless the property is exempt.
• Deposit protection certificate for every tenancy deposit you hold.
• Landlord identity and proof of ownership documents.

Watching for your region
